Efficiency in design and execution mark the modernization of this Pittsburgh high-rise. Once a symbol of the United States’ post-War optimism, the building had become outmoded, inefficient, and unappealing. Work focused on replacing the curtain wall to not only improve the aesthetic appearance of the building’s exterior but also to prevent infiltration and thermal loss. We transformed the ventilation using a variable air volume (VAV) with heat recovery system, and we convinced stakeholders to use harmonic cancelation transformers, which are 98 percent more efficient than the standard transformers used in the building.
Planning and anticipating tenant needs were key to the success of this program. Phased construction and the judicious use of swing space allowed daily operations in this large facility to carry on without interruption throughout the project.
The result is a LEED Silver, Energy Star-rated building that securely houses more than 50 government agencies, with a 28 percent reduction in total energy costs. The building’s exterior facelift and interior upgrade give the GSA a forward-looking image while creating a comfortable work environment for its employees.

MBA Building Excellence Award for Best Renovation Construction Over $10 Million
Phased renovation required extensive planning and close teamwork between the design team and the tenants, GSA, Building Management, Contractor, and Construction Manager. We facilitated tenant meetings throughout the design and construction phases, thoroughly describing all plans and detailed processes not only for hazardous material removal in accordance with OSHA standards, but also to update everyone on construction progress and upcoming move dates.
